What happens in a property buyer's coaching session?

Have you ever wondered about my property buyer's coaching sessions ....who uses them, what we talk about ?

This week I'm sharing a session I had with Kevin and Jill in Bray about their search for a house and the things that were frustrating them.

Kevin and Jill are young parents, cash buyers and strongly rooted in Bray. They booked a one hour session with me because they wanted to buy a house and were feeling frustrated.

During the call we discuss

- the importance of searching at the right price point to avoid constantly being outbid.

- how helpful it is to identify certain "sweet spot" estates or roads where your budget can comfortably buy you a property that meets your needs in terms of size, budget and condition.

-the frustration that buyers feel when so many houses advertised on DAFT.ie are already sale agreed but the hope that buyers can take from the fact that 25 - 30% of sales fall through after the "sale agreed" stage which may mean a property you like comes back onto the market again.

- how to tell if a house will get flood insurance just by phoning an insurance company and asking them for a quote. You don't have to own a house to ask for an insurance quotation.
