Here’s How My 13 Step Renting Process Works:

Step 1
Initial consultation (Broad outline of your needs, your budget, your timing and your preferences).

Agreement to work together (Anti money laundering documentation, confirmation of documents needed by renters, contract signed for a one month period, non refundable brief fee paid).

60-90 minute briefing session to determine your needs and preferences. During this session we will also also talk through the best time for me to start the search and the current state of the rental market.

Step 4
I select 3 potentially suitable rental properties to discuss with you and based on your feedback, refine my search if necessary. At this point I send out word to my network to find out what suitable properties are coming up for rent that are not yet advertised.

Step 5
Note that the Dublin rental market right now is extremely difficult in terms of supply. There are FAR more people wanting to rent properties than there are properties available. The whole system is under a great deal of pressure. Most agents are unable to handle the volume of enquiries they get. This means that you as a tenant are likely to be quite limited in the range of properties that are available to you to rent. When I do find a suitable property for you, you will most likely need to make an immediate decision to take it or else it will be offered to the next tenant.

Step 6
I conduct Due Diligence with relevant letting agents to determine the availability of the property, the level of flexibility on the landlord's part in terms of contents, pets, level of rent, length of lease etc.

We physically view the properties together. Or if I am doing the viewing alone, I do a video walk-through or live stream of the viewing.

Step 8
We refine the brief, if necessary.

We view a further selection of properties, if necessary.

The above two steps are repeated until a suitable property is found.

Step 11
You are accepted as the preferred tenant on the property of your choice with terms that are acceptable to you.

Step 12
You sign a lease for the property, pay a months rent and a month's deposit.

Either the letting agent or I will meet you at the property with keys and you move in.
Fees & Charges
I work on a two month contract basis. By the end of these two months I aim to have found and have agreed terms on a suitable property for you.
Initial non-refundable briefing fee of €995.00 plus VAT @ 23%
This briefing fee is payable by all clients who engage me to find a property: It covers me confirming that you have all the documentation necessary to be accepted as a tenant, the creation of a brief, the establishing of your identity in order to comply with anti money laundering legislation and the creation of a contract that reflects your needs and preferences.
A further fee is payable when a suitable property is found and you have been accepted as a tenant and offered a lease to sign. This further fee is based on one months rental value plus VAT @ 23% eg. if the property costs €4,500 per month to rent, then the fee is €4,500 & VAT @ 23%
Note on mileage
For clients wishing to rent outside of Dublin, a mileage charge may be necessary. This charge will be kept to a minimum and will be agreed in advance in writing.
Note on Fees
If no suitable property is found, no fee, other than the briefing fee is due.
