Q 3 of 52 Not sure about moving?

What if you’re undecided about making a move?

It’s not always easy to know our own mind about making a move. In fact, sometimes it’s not our mind at all that makes the decision, it’s our heart instead. Then our mind swoops in to rationalise our decision.

Whichever part of you is dithering about whether or not to move home, here are some tips that should help you make a decision.

  1. Declutter and tidy your home.

When we clear surfaces, shelves, drawers and cupboards, we get a lot of positive spin offs. In addition to the pleasure of having tidied and sorted, we are also now able to really see and feel the space in our homes. This gives us a clearer understanding of whether or not our current home is big enough. However it also gives us the added bonus of clearer thinking. When our space is clearer, our mind and thoughts are clearer. A clear mind is more likely to make a clear decision.

  2. Get your home ready for sale, even if you’re not selling.

Do all the jobs you’d do if you were selling your home. Fix taps, handles, light bulbs etc. Paint areas that have got scuffed. Create some kerb appeal at your front door such as fresh plants in pots, new door mat etc. Now get your home valued by three estate agents. You’re doing this so that firstly, you’ll feel better in your home but also so that you have some new information to help you with your decision making process in the form of the current sales value of your home. When you have a firmer more expert view of the price you’ll likely get for your home, you’ll have a better idea of what you can afford to spend on your new home. This will make it clearer to you if a move is financially possible.

  3. Talk to a mortgage broker

Even if you’re not convinced about moving, talking to a broker will at least give you some clarity about whether it’s even possible. A broker can let you know what if any penalty you’ll need to pay for clearing your existing mortgage early . A broker will also tell you if and what a bank will lend to someone in your position. Most mortgage brokers don’t charge to have a conversation or give you advice

  4. Imagine you’ve moved already, ask yourself what do you regret?

Sometimes our clearest view is in the rearview mirror .Imagine that you’ve gone ahead and sold your home, you’ve moved out of your road and maybe out of your area. What do you miss? What did you take for granted that you only now truly appreciate? eg. neighbours, community etc etc.
