Off market sales, why do people do them?

Off market sales.....why does anyone sell or buy off market?

Yesterday, I was delighted to close the off market purchase of a great house  in Sandymount for €3.3m on behalf of a lovely client. The sale was being handled by Mark Stafford in DNG who was a complete pleasure to deal with during the process. Sometimes things just all fall into place, and this was one of those times.

I'm beginning to deal with more and more off market sales and here are some of the common denominators  I've noticed in these transactions:

- Both seller and buyer are good decision makers

- Both seller and buyer have a solid understanding of the market for the property in question and have realistic expectations of the property value.

- Both understand the value of a quick transaction and expect things to move fast.

- The seller has their paperwork in order and the buyer has liquid cash.
