Final Inspections, what are they? When do you do them?

I've just come from a final inspection of a 3 bed mid tce house. My clients are within 72 hours of owning the property eg. contracts have been signed by both parties, my clients money is in their solicitors bank account waiting to be transferred to the sellers solicitor as soon as we give the all clear.

This final inspection that I've done today is a last chance for my buyers to confirm that the property is in the condition they expect to find it eg. no leaks, no fireplaces removed and clear of all the owners possessions from attic to garden shed.

As it happens, the attic did have old boxes and Christmas decorations in it that need to be removed and the garden shed was full of old cement bags and empty plant pots etc.

I've now asked the selling agent to ask the vendor to clear everything and I've also asked her to have the seller clean the oven and clean the rest of the house. The seller isn't legally obliged to clean the house but both the selling agent and I agreed it was the right thing to be done.

So once the selling agent confirms ( by sending me photos) that the house has been cleared and cleaned, we will give the go ahead to transfer funds to the sellers solicitor.

So if you're buying a property and within 72 hours of getting the keys for it, don't forget to do a final walk through of the house from the attic, through every cupboard and into the garden shed to make sure that all the "messy stuff" and unwanted sellers contents is gone!
